<br /> <br />WASHINGTON TOWNSHIP BOARD OF ZONING APPEALS MINUTES <br />November 8, 2010 <br /> <br />The Washington Township Board of Zoning Appeals met in regular session on November 8, <br />2010 in the Meeting Room of Washington Township Development Services. Members of the <br />Board present were Mr. Horine, Mrs. Miller, Mr. Roberts, Mrs. Mulligan and Mr. Schwartz. Mrs. <br />Fish was excused. Call to order at 7:00 p.m. <br /> <br />Mr. Horine explained the hearing format and voting procedure. <br />The Oath was administered by Mr. Horine. <br />Case #A-1621: Suzanne Yanes, 1576 W. Alex-Bell Road <br />Request under Article 2, Section <br />3E, for a variance from Article 7, Section 5(B) of the Washington Township Zoning Resolution to <br />reduce the required side yard setback of forty (40) to fifteen feet (15'), a reduction/variance <br />request of twenty-five (25') feet to permit construction of a 25' x 28'9" accessory structure <br /> <br />located on property located in a residential (R-1) zoning district. <br />Jo Scott, Deputy Administrator presented the case. <br />Ms. Scott noted that this property has frontage on Alex-Bell Rd but has an unusual configuration <br />and significant terrain changes. This lot is just under three acres. There is an existing accessory <br />structure on the property at the same location as the proposed one. This existing structure will <br />be removed if this request is granted. There is approximately 90 feet between the proposed <br />accessory structure and the closest neighboring home. This area contains heavy vegetation and <br />a significant grade change. <br />Ken Moshos, 1415 Highview Ave, Dayton - Suzy Yanes is my customer. I will be constructing <br />the proposed building. It will house a yard tractor and other garden implements. We are <br />requesting the maximum size allowed for the structure but it will actually be that <br />large. I want to get approval for the largest size allowed but may build it smaller. This will be a <br />nice looking building that will compliment the house. The existing storage shed is too small and <br />in a state of decay. This proposed building will have a footer foundation and concrete slab so <br />that nature will not eat away at it. <br />Mr. Horine- There will be siding and shingles on the roof? <br />Mr. Moshos- Yes. It will be cedar siding and matching roof shingles. I am not sure but maybe <br />wood garage doors. I will have to talk to the homeowners association about what materials are <br />allowed. <br />Mr. Schwartz- How large is the shed that you are replacing? <br />Mr. Moshos- I be feet x 18 feet. <br />3 <br /> <br />
