<br /> <br />WASHINGTON TOWNSHIP BOARD OF ZONING APPEALS MINUTES <br /> July 22, 2013 <br /> <br />The Washington Township Board of Zoning Appeals met in regular session on July 22, 2013 in <br />the Meeting Room of Washington Township Government Center. Members of the Board present <br />were Mr. Horine, Mrs. Mulligan, Mr. Schwartz, Mr. McDaniel and Mr. Roberts.Call to order at <br />7:00 p.m. <br /> <br />Pledge Allegiance. <br /> <br />Mr. Schwartz, Chairman, explained the hearing format and voting procedure. <br />The Oath was administered by Mr. Schwartz to all persons planning to testify. <br />Case # A-1672 David Burrell variance request for fence height located at 101 Sunnyridge <br />Lane <br />Zoning Manager, Ryan Lee, presented the case. <br /> <br />The applicant is requesting a variance for a taller fence than what would be permitted within the <br />front yard of the above referenced property, which has double frontage on both Sunnyridge Lane <br />and Manor Lane. A fence is permitted a maximum height of four (4) feet within a front yard. <br />The applicant is proposing a six (6) foot tall fence along within the front yard along Manor Lane, <br />which functions as the rear property line of the lot. The applicant is requesting this variance to <br />provide privacy and protection for their dogs within the area functioning as a rear yard on the lot. <br />The applicant states that the existing vegetation and plantings between their lot and Manor Lane <br />already provide the height and massing similar to what is being requested. Furthermore, the <br />applicant is offering to place additional plantings along the periphery of the proposed fence as <br />well as color matching the fence to complement the existing residence. <br />The applicant has also indicated to staff that interaction with their neighbor across Manor Lane is <br />negatively impacting the enjoyment of their rear yard. Pictures and testimonials have been <br />provided as part of the application for your review. The applicant is requesting this variance to <br />further screen the abutting residential use. Staff recommends approval of the variance as <br />requested. <br />Mr. Horine- Will part of the fence be screened by bushes and the remaining will be show? <br />Mr. Lee- Yes it will be visible on the northwest corner and the applicant does have handouts <br />tonight showing what a 4 foot versus 6 foot fence will look like superimposed into this area.
