<br /> <br /> <br />WASHINGTON TOWNSHIP BOARD OF ZONING APPEALS MINUTES <br /> November 09, 2009 <br /> <br />The Washington Township Board of Zoning Appeals met in regular session on November 09, 2009 in the <br />Meeting Room of Washington Township Government Center. Members of the Board present were Mr. <br />Horine, Mr. Schwartz, Mr. Roberts, Mrs. Mulligan and Mrs. Fish. Call to order at 7:09 p.m. <br />Mr. Horine explained the hearing format and voting procedure. <br />The Oath was administered by Mr. Horine. <br />Case A-1593: Larry Craighead/Jennifer Peterson, 1111 Miamisburg-Centerville Rd (Sam’s Club) <br />Request under Article 2, Section 3; a variance to Article 16, Section 10 to ; allow a wall mounted sign to <br />be installed above the sixteen foot (16’) height limit at a location centered on the existing canopy at a <br />maximum height of seventeen feet six inches (17’6”), for a property (Sam’s Club) in a Planned <br />Development Business (PD-B2) district. <br /> <br />Jim Wahl, Zoning Manager, presented the facts of the case. <br />Mr. Horine- Is this canopy used for customers and not for truck deliveries? <br />Mr. Wahl- Yes, that’s my understanding. <br />Mr. Horine asked for comments from the applicant. <br />Rodger Kessler, ASC Sign Company - We were hired to install the subject sign. Pretty straight-forward as <br />building canopy forces the request for height variance. <br />Mr. Horine- Tell us about the sign itself. <br />Mr. Kessler- The letters are individual channel letters with the bottom of the letters located at about 14ft <br />high. <br />Mr. Horine- Are they lighted? <br />Mr. Kessler- No they are not. <br />Mr. Horine- The only other approach is to have them extend below the canopy and then are probably too <br />low for adequate clearance.. <br />Mr. Kessler- That is correct. <br /> <br />
